.. Modern refrigeration's refrigerants are tasteless, odourless and colourless. Naturally boiled at extremely low temperature -50 C average.

Preventative maintenance: and WHY do you need to have the refrigeration system serviced regularly?

Generally, regular scheduled system maintenance is the best way to ensure smooth and efficient running of your refrigeration equipment, minimising down time and loss of stock. Knowing the next part wearing out and when to replace it put you in control of the costs. Quite often I came across urgent repairs and witness so much loss to the owner due to products wastages. Maintenance program will need to be carried out, and be FITTED in within your budget. Recommended options are from A/. to C/. will suit 95% of small and medium cool room's floor dimentional under 45m2. How ever, the option A/. is a "must" do for any system large or small.

So, what will be done for the maintenance:

A/. Directly protecting the compressor from overheat, overloaded and burnt out:

Check oil and lubrication. Testing overload protection devices. Measuring air circulation, fan speeds and obtructions, supplying and returning. Stop and Start up components and devices. Test cutting points of the room thermostat. Check refrigerant level. System Pressures. Check for abnormal electrical power draws. Electrical safety tests. Waste water drainage. Cleaning and degeasing. Further recommendation and adjustment will be then made accordingly with customer understanding.

B/. Protecting the the system from excessive wear and tear:

Check refrigerant leakage at the connection points. Check system physically balanced and levelled. Abnormal noise and noise source. Drainage and plumbing piping.

C/. Door Seals, and air tight:

This option is ensuring cheaper running cost and clealiness of your coolroom. It is done to prevent warmer air from infiltrating the refrigerated space, the system will then coping easier especially during hot days, reflecting in lower electricity draws. Supprisingly, most cool-room owners do not yet knowing just simply ensuring an air tight seal and good door shutting room, will reduce large sum up to 30% of the whole system running costs, and prolong the life span of the machinery beyond 10 - 15 years easily.

D/. Control System Check: (Specially designed room, or small - medium coolrooms using flammable refrigerant):

Most specific designed and purposely built refrigeration systems rely on some kind of sensitive controls to maintain temperature of the refrigerated space. The control system shuts off the system when the desired value is met and switches on again when value moves off the desired parameters. These parameters are checked to make sure the system is working efficiently and minimising running costs. In the case of natural refrigerant is used (eg. Hydrocarbon): a liquid line shut off valve is activated via sensor / control during pumping down and emergencies, the system is drawing all flammable refrigerant content to the out side air space, making the system further safer and cheaper to operate.

E/. Temperature Readings: (How fast the system pulls the content products down to the desired set temperature):

Evaporator and Condenser coils temperature readings providing a greater understand of how fast the system is cycling from warm to cooling down at the set temperature point. By analysing these readings we can make adjustments to ensure the system is further working efficiently and maintaining the desired temperature.

F/. Defrost Check:

Many refrigeration units will have some kind of defrost control installed in the system. It is important to check these are working correctly and not activated during the refrigerating cycle. How ever, this check is the least priority (unless if its an "ice-maker" which has to be defrosted once every ice collecting cycle), because otherwise the synptom shown similar to an un-affective refrigerating, too warm or not cool enough, then will be checked in as normal coolroom's system fault already.

G/. System Balance: (Often found on the commissioning sheet, which provided by installer for warranty purposes, was surrendered to customer right after a new system was just been installed)

Like a new car. these figures dictate how "good" your new system is realisticly running in real life compared to its manufacturer's data. This test is rather not needed during regular service and to be mentioned here. how ever, just in case for some customers like to read fine prints.

H/. Anti-bacterial Cleanliness:

Regularly per six months to yearly: Mould removal and chemical dis infection. Or just need to be carried out after any repair just finished. Most of the times, can be done easily by the owner, what you really need is a "food safe" anti-bacterial solution from your clean room supplier. Using a bottle spraying evenly the solution on the evaporator coil fins (power off the system before doing this!). Antibarterial often eliminate unwanted ordours too.
